Section 106 agreement
A Section 106 agreement is a planning obligation that makes a development acceptable, for example by securing affordable housing or infrastructure contributions. Large new homes and schemes see them most often; ordinary householder extensions rarely do.
Obligations run with the land and can affect later sales if not discharged.
England’s s106 has cousins elsewhere (for example planning obligations / section 75 in Scotland).
