Party Wall notice

A Party Wall notice is the formal written notice you serve on adjoining owners before certain works that affect a shared wall, boundary wall or nearby excavations, under the Party Wall etc. Act 1996.

If neighbours dissent, surveyors are usually appointed and an award sets out how the work may proceed. The Act applies in England and Wales.

Scotland and Northern Ireland do not use the Party Wall etc. Act 1996; different neighbour and common-law rules apply.
